House For Sale Pattaya Hill 2

I have had my house up for sale since New Year but as much as I have had quite a few viewers I have not had a sale.

House is 131.4 Sq Wah/526 sq metres. Living space 284 sq metres.

House is in quiet estate - Pattaya Hill 2 on Soi Khao Noi (number 85)

The house price is good for 6.4-6.5m baht but I am realistic and would listen to reasonable offers from serious interest. The house is presently in company name. I would suggest a personal visit as photos don't always do justice to a house, I am happy for prospective viewers to see the house both by day and at night as it is very quiet here in the evenings. Most furniture would be available as part of the sale including tables, chairs, bar, beds, cabinets, wardrobes etc.

Maintenance 10,000 baht per year. Own village committee

Rubbish collected every day, road swept every day.

Beautiful house ,but as for value i dont really know .I am still trying to sell a house in CM for only B950,000 after 9 months .Nothing like yours though just 2 bed and shared pool .

I am open to offers from all nationalities but of course I need to be paid in Thai baht. The pound is weaker and may go weaker so could be a good time to buy. I have had enquiries from some Russian agents but for now are with mainly expat European agents. That may change if I get no interest in the next month.

I am happy to talk about the price with serious interested parties.

6,400,000.00 THB = 142,954.10 GBP

1 THB = 0.0223366 GBP

1 GBP = 44.7696 THB

The house was cheaper in GBP terms a few months ago and at THB 70 to 1 GB about GBP 91,500

Very true every baht drop puts 2.27% on the price tag when when it gets to 40 it will be more 10.5% more...

£162k not many UK people would pay that .....depending what you indent to do with the funds you would have flex if you were buying a house in UK you could drop the price, if you are keeping it in Asia why would you ...

4 large double bed, 4 bath with pool, 7 year old was sold for 4.5 million in Suwattana Gardens, one of the nicer villages on the DS, only 2 months ago, I was gutted I missed it as it had been on sale for 7 million for about 4 years. Sounds like you're asking a bit much too me, even though it looks nice, you could be in for a long wait unless you get lucky with a Ruskie.

I sold my Condo in Park Lane ,Soi Wat Boon ,Jomtien, through a Russia Agent .He contacted me and added his 3% price on top of what i was asking .

It does give somebody the ability to talk to me, I will be transferring some funds offshore so it's worth a look or a chat if somebody is really interested.

Very nice house and furnished well too as would have expected from you mate.

When I helped sell a friends house the other year it took along time as many agents are not interested in selling houses as theyre all focusing on the condo boom, which will eventually run out of steam when they build too many condos that they cant sell or rent out.

How come your selling up? moving too another place or had enough of Patts?

Good luck with it and will be in town in a few weeks and I use a good agent to rent my house out aswell as my other friends use too, so can put you in touch with her..

Just want to sell, been thinking about it for a while since I got divorced, still has the vibe of my ex wife and my present babe does not want to really be in the same house. I need a change, maybe a move further out or even up country. Pattaya has lost it's appeal for me after 10 years. Quite a few of my old buddies have also moved on to other areas, time for a change every so often I think.

It is a great house though and would suit somebody who likes a quiet estate, a private pool and a good quality build.

Well done on the sale. It's all about timing for me. It's exactly the type of house I would want but for around £110,000 when the £/baht rate is right
