Buying A Condo - The Right Questions ?

What are the right /necessary questions a buyer should get answers to when considering buying a condo. I got a couple of questions but would like to get all the important ones so I would be glad to get your input:

Is the Chanoote available NOW (not tomorrow or next week) ?

How much is the maintenance fee per year ?

What percentage in the building/complex is foreign owned ?

1. Is the management charge borne by unsold units as well as sold ones?

2. How much is held in the sinking fund, how is it planned to be spent, and when?

3. To what extent is the management office able to assist in the event that you need assistance with repairs etc.?

4. Is there a back up generator?

5. Is the mains water supply satisfactory and reliable throughout the year?

6. Ask for a copy of the regulations which should tell you about matters like pets, smoking, noise etc.

Your Lawyer will ask or should see to see the Chanoote and take a copy and will check that you will be able to put the condo in your own name.

government water and electric and how is the water supplied as the cost can be high if its delivered and not piped in from the mains.

we have just got mains water after 2 years so before the cost was high but now its much lower.
