Just to give you another figure, I have just finished talking to a builder to build a kitchen and bar , floor area of 7*9 m and he wanted 1600 per m labour cost without ceilings or electric which would be approximately 35000. I suspect not including painting, but includes tiles benches etc. all I do is provide materials. I will turn it down as too dear, I can do cheaper. He expected all in to cost about 300000, including extra 3 m lean too on front
  7. One good thing with a concrete house you can design it small, bedroom, living room toilet with outside kitchen but design in such a way that you can add on easily if the need arises. I have looked at knock down teak houses here in southern thailand and they work out twice the price of an equivalent concrete home. You should be able to built in isaan for less than 8000 baht a square metre, a couple of years ago 6000 was possible but inflation and labour costs are way up. I have just completed building a small resort in southern thailand and construction costs including tiles painting kitchens etc came in well under the 10000 baht per m and here prices are very expensive
  8. Izi I would recommend you compare the prices of so called kitset homes against permanent, kitset on a per sq m rate are much more expensive with poorer finish

I have been building here in southern thailand over the last year, and prices here are expensive compared to isaan, but you can build here with reasonable quality using normal standard tiles, kitchens with tiled concrete duboards and benches skirting boards , UPC windows and doors at around the 10000 baht per sq metre. This means you could build a small Thai house with two bedrooms, two bathrooms, living room and semi-outside Thai kitchen for well under a million baht.
