Condo For Sale.

Yes I'm putting my condo on the market and the price is for 1,150.000 Baht

Here's more info on the property:-

The condo it on the 5th floor and it is a corner unit, which is the only ones with a side window over looking Pattaya.

There’s also a working lift so you don’t need to use the stairs.

The condo has a Scorpion door fitted with a 12 point locking system

KITCHEN

Kitchen is a European type and has a built in oven, hob, extractor, sink and fridge / freezer.

The kitchen units are the kind you would get in Europe with a black granite worktop.

LIVING AREA

The sofa was custom made to fit into the corner with a glass coffee table.

The bed is made from dark wood with a high quality mattress with a fitted protector and all brand new bedding

There are two bedside cabinets with modern lamps with power points and two way light switches.

There’s two wardrobes that has 3 sections per wardrobe which one could be taking out and replaced with a desk / table and a few chairs.

There’s a TV cabinet with a LG 42 inch LCD TV.

BATHROOM

The bathroom walls are tiled in white and the floor on black with a contrasting mosaic border.

There’s also an extractor fan and a shaving point in the bathroom.

We also installed polished black granite tops and shelves.

BALCONY

On the balcony there’s two sunbathing chairs and a small drinks table and there’s also 2 power socket and all the plumbing done for a Thai or western washing machine.

I’ve also just installed a brand new balcony blind in blue.

Others

The condo has a Scorpion door fitted with a 12 point locking system

Low energy Spotlights has been installed through out the condo.

The condo has its own 3BB line running direct into the condo.

There’s a high-pressure pump and water filter system install feeding all the condos water points.

Aircon has just had a full service and the guy is coming this week to change the filters on the water filtration system.

There’s also a working lift so you don’t need to use the stairs.

Condo dimensions - 8.00 X 4.00 = 32 squire meters.

There's also a communal swimming pool

PAPERSWORK

The title deeds are in my own name and I’m registered on the Chanote and I also have a blue book for the property.

The property is in Spanish Place condos which makes it close to everywhere in central Pattaya.

Looks very nice, good luck with the sale. Would put it up for rent as well as in these times it will be very difficult to sell.

Adding the size might be a good idea.

I was thinking about renting it out but i feel its going to be better for me to sell as i may be moving up north or spending more time up in Udon.

Yes we did move to the dark side, we are renting at the moment with the option to buy ... but i'm not jumping into anything as yet.

Some more ideas, if you don't mind. While those pics look much better than so many other ads:

put some deco in your appartment, a bottle of wine with glasses on the sofa table, a cup of coffee on the balcony, some pillows on the sofa, unwrap the TV (which you probably have done by now, so take a recent photo), two pics of the door should be enough, select only the best pictures, those of the sockets or waterpump or phone cable don't do much. Clean up the stains in the bathrooom. Remember, a house or appartment is usually bought with gut feeling......

At the moment the place looks a bit cold an uninviting.

With all the new condos out there, you have to compete with some spectacular pics to get interest.

I've tried to put a few things in the condo and after some time we decided not to do that.

We have more things like bottle of wine with glasses and pillows on the sofa.

ok there's more shots of the door... some one will ask "does it have a safe..?" well with a door like that it makes the condo as safe as possible.

I believe that most will look at the place and take it for what it is and letting the person see or imagine a few personal touches will also help to sell the place.

Looks like a very nice condo mate.

Unfortunately with the current Euro/Baht rate its 29K which is a bit steep. Would be interested if it had been around the 25K.

Also i've just found out, that up that until April next year the transfer tax has been reduced from 2% to 0.01% so another incentive for someone to buy.

Everything sells at the right price RJ. As long as you are not greedy it will sell. Lanzas condo is immaculate. And at the right price.

It gives one freedom. LI've where one wants, move whenever the mood tales. And no worries about anything.

Let's see how fast Lanza can shift his property let's hope it's before they change more rules so the falang is still allowed in their country ;)

How does buying not give one freedom ? You can sell, rent or live in ...no one ever gets rent back,,

If you were 100% honest you would say you should have bought at 75 to the £ paid less than you paid in rent and sold for more than you bought for ..

How many times did you move condos ???

Buying a condo is the same as buying a car a watch or a shirt,,,, no different .. Lanzas place will sell, everything sells at the right price...

Your 'Freedom " cost you £50k sterling, but each to their own , non committal and freedom costs everything has a price...

I can't take the money with me and I never planned on staying so I don't spend much time convincing myself I did right or wrong.

Let's see how fast this property goes after all property sells like hot cakes

I moved condos 3 times, but I could have moved when I liked. You pay insurance but how many times do you claim? Same thing

Most people don't hold jobs for 13 years in Thailand so most people live here short time. So it's best to rent. I'm off to Cornwall for the weekend, should I buy a house or just rent one? If Lanza can't sell Lanza has to stay here or rely on a real estate guy to sell it.

Its been on Market 1 day..... He will do fine, no idea what it cost him not my business but he will have saved 240,000 in rent .. if he gets his money back he has done well...

Where did you read they are selling like hit cakes ? I have never read that , I know well priced decent gaffs sell but never seen the hot cakes where was that ?

Hot cakes is a term people use when they describe something that sells quickly. If that's the case it will be gone before Xmas day.
